In recent months Waldeck has completed some very challenging projects in the housing sector for a number of the UK’s top 10 housing developers, undertaking design and detailing of the civil engineering works, transportation assessments and the flood risk assessment. A case in point is that we were approached by a new developer, through a referral, further to them receiving an objection at planning stage due to flood risk. The majority of people who initially objected to the scheme were concerned about additional flood waters entering a nearby brook. The application was granted, however, after Waldeck managed to prove to the Environment Agency, the case officers, and the planning committee that these concerns were unfounded if the works were undertaken like… this… this… and this…

Waldeck’s Head of Developer Services Tony Chapman explained: “To put it simply, we revisited the submission for them and incorporated sustainable urban drainage systems or SUDS as the authorities like to refer to them which replicate the green field runoff, as if the site were undeveloped at all, by incorporating a series of clever surface water storage solutions into the drainage network, and because we’re maintaining the natural ground flow regimes there won’t be any additional water following into the adjacent water course. A detailed modelling report and analysis was undertaken using software that was compatible with the EA’s for ease of resolution.

“We help local and national developers with housing schemes and commercial projects to overcome planning issues and move projects on to delivery stage using our creative expertise and extensive experience,” concluded Tony, who had more than 20 years with a developer prior to joining Waldeck a number of years ago.

Our success in these sort of cases is mainly down to our innovative and flexible design work and the close liaison with partner organisations and stakeholders, including the architects, the Environment Agency, council officers, politicians and local residents. These are often distressed situations, and so they should be because there is a lot at stake and so we very much take a communicative and collaborative approach but let our work act as the best tool to gain the respect of the various agencies to help resolve a mutually satisfactory position.
