Flood Risk Assessments for Planning Applications

In England and Wales, the Environmental Agency requires planning applications to include a Flood Risk Assessment in areas that are known to be at risk of flooding or are greater than 1ha in area. Flood Risk Assessments are required to be completed according to a set of guidelines called Planning Policy Statement 25: Development and Flood Risk.

The PPS 25 sets out policies for local authorities to ensure flood risk is taken into account during the planning system with the aim of directing development away from high risk areas. The assessment takes into account the risk and impact of possible flooding on the site as well as considerations on how the development may affect flooding in the local area. It also provides recommendations as to how the risk of flooding may be reduced.
